Take a look at this 195 +/- acre waterfowl and whitetail haven located in Harper County, Kansas! This tract has everything an outdoorsman could want—from big Kansas whitetails to stellar waterfowl hunting on the 5 +/- acre pond, which floods back into some marshy timber. There is great potential to make it a waterfowl mecca by utilizing the island as a blind. Just north of the pond, you’ll find two sections of tillable land that are not currently planted but would make great food plots. As you navigate to the east side of the property, you’ll find a subset of Bluff Creek, which serves as an excellent bedding area and a natural highway for big bucks. In recent years, the pasture surrounding the creek was enrolled in CRP, but it has been baled in preparation for the sale. Throughout the tillable acreage, you’ll find fantastic soils for the region, ranging from Class 1, with slopes of 1-3%. Located just 6 +/- miles from Bluff City, 12 +/- miles from Anthony, and 65 +/- miles from Wichita. All showings are by appointment only.
