I was too slow to make an offer originally, but Josh encouraged me to go ahead and make a backup offer on the off chance the sale wouldn't close. For whatever reason, the first buyer didn't come through and I was given the opportunity to purchase the property. So glad I made the backup offer like Josh suggested!
