Located in Oklahoma's largest county, Osage County, your new ranch is approximately 4 +/- miles west of Sperry, Oklahoma and has excellent road frontage borders including W 103rd street to the north and W 68th Avenue to the West. Sitting just 14 miles from the BOK Center in downtown Tulsa and a 25+/- minute drive to the Tulsa International Airport makes it easy for local, out of state, and international clients to visit the ranch. Also just a short 4 mile drive will have you enjoying fishing and boating on the beautiful Skiatook Lake in minutes.
As you approach the 151 +/- acre property you will notice the 4,000 linear feet of pipe and panel fence that is in place. Central to the property is a 36,000 sq.ft. indoor arena. Its massive steel frame construction is home to 18 stalls, tack room, feed room, wash rack, office, and even a 2 bedroom apartment for the clients. This is a great place to train and rope without the outside weather conditions holding you back. As a compliment to the indoor facility there's a 150 x 300 foot outside arena with a 25 ft. return alley to work your horse. Additionally, there's a 150 x 150 ft. cutting pen and a 65 ft. round pen for training. Stall space won't be a problem as there is an additional 24 stall barn with tack room conveniently located across from a steel framed 40 x100 three walled hay barn.
A well managed 30 +/- acre meadow is set aside for baling, providing you with great feed for the cold winter months. You'll have plenty of paddock, trap, and pasture with good bermuda & fescue mixed in with our beautiful native grasses. There are tiretank waters and/or ponds in each allowing you to graze roping steers, beef cattle, or broodmares and get your horses some outside miles.
After the riding is done, you and the family can relax in the almost 4,000 sqft 3 bed 2.5 bath log home with metal roof. In the spring and fall enjoy the gorgeous view from the deck overlooking your ranch, and when old man winter blows in, enjoy a beverage and the warmth of the fireplace in the great room. As a bonus there's a clean and comfortable 1,200sq.ft. 3 bed/1 bath for a guest or hand house.
