Method & Terms

• Tract 2 consists of 3.5 +/- acres and this property will be sold at auction subject to a confidential reserve; the highest bid will be subject to seller confirmation. 

• The property will be offered at public auction. The successful bidder will be required to execute a real estate purchase agreement immediately following the auction and provide the required 10% non-refundable earnest money deposit, which will be held in escrow until closing. The final high bid, plus the 5% Buyer’s Premium, will constitute the total contract purchase price.  

• A Buyer’s Premium of 5% will be added to the final high bid to determine the total contract purchase price of the property.

• The seller will provide title insurance in the full amount of the purchase price, and real estate taxes will be prorated to the date of closing. Closing fees and title insurance costs will be split equally between seller and buyer.

• Sellers' mineral interest will not convey with the property.

• The property is being sold subject to all easements, restrictions, roadways, and rights-of-way, whether of record or apparent.

• The successful high bidder will be required to sign the real estate purchase contract and will be purchasing the property subject to the title search report.
