If you're looking for that ideal farm to build a nice cabin or full-time residence on, with good gravel road access, and not too far from town, this is the place! Being just a half mile north of Highway 11 and just 4 miles east of Medford, OK the property is in a prime location and offers quick access to Highway 81, Highway 11, Highway 74, and I-35. A portion of the farm on the east side of the creek use to be in CRP and is suitable for grazing, bailing, or hunting. There are plenty of mature trees on the east side of the creek that would make for some great bowhunting setups as well. The balance of the land on the east side of the creek is made up of roughly 80 acres of tillable ground, with the soils being mainly Kirkland silt loam and a little Grant silt loam mixed in on the north side. The west side of the creek is all native grass and includes the old homestead. The pasture on the west side is fenced out of the creek and tillable portion of the farm. The native grass is in great shape, and there are two ponds in the pasture along with rural water and electric in the NW corner. If you are a local looking for somewhere to build that has utilities, good grass, and some tillable ground, this is a good option for you. If you are a hunter looking for a farm you can build a cabin on and improve for hunting, this is a great option for you also. If the tillable portion of this property was planted to beans or milo in the spring, and the grasses were allowed to grow up, this farm would hold a ton of deer, quail, and pheasant. The ponds will hold water the way they are currently, but with just a little bit of dirt work, they could be deepened up and hold two or three times the volume of water that they do now. More water in the ponds would potentially allow for some good waterfowl hunting on the farm also. A friend of mine used to have this farm leased for hunting and I will include some trail cam photos in the listing of what was running around on this farm in 2019 when he had it last.
